HVAC Maintenance (Tune Up)

Service Description

At Picos Air and Heat we offer a comprehensive HVAC 25-point maintenance (tune-up), involves checking the thermostat for proper operation and batteries, inspecting and replacing the air filter, tightening all electrical connections, and inspecting capacitors and contactors. The refrigerant levels are checked for proper charge and leaks, the condenser coils are rinsed with water. The condensate drain line is cleared, and the blower motor and wheel are inspected. Ductwork and insulation are checked for proper efficiency, system airflow is measured, and all system controls and safety switches are tested. The heat exchanger is inspected if applicable, and the outdoor unit is ensured to be level. Refrigerant lines and insulation are examined, system start and stop cycles are observed, and all vents are checked for blockages. The heat pump reversing valve is tested if applicable, the compressor is inspected for proper operation and noise, and fan motors are lubricated if needed. The condenser fan blade is checked, all safety devices are tested, indoor air quality are assessed to avoid any viruses, bacteria, gases and dust. Finally, the temperature split across the evaporator is measured, and a full review of findings with recommendations is provided.
